Get rid of the dirty dishes and STAGE it!

Why staging your place isn't an option...it's a necessity.

Even in a "seller's" market, it is imperative to market your home well.  In fact, I insist that my sellers take advantage of my complimentary staging services.  Why?  Staging a home has two main purposes:  1) to remove all obstacles from a buyer's mind on why they should buy your home, and 2) to garner a higher purchase price.   A well staged home will focus on all of the positives and none of the negatives resulting in:  more marketing exposure, higher offers, and less "asks."  How?

Think about it.  When you are online looking at a potential home, which one would you be more inclined to view in person:   a) dirty clothes piled up, photos every where of the fam, dishes in the sink or just plain photo'd poorly; or, b) one that has been professionally staged allowing you to focus on the actual home itself, not the contents.  

You want the maximum amount of interest as possible as soon as you hit the market.   First impressions are everything!

The National Association of Realtors Annual Profile has the stats to back it up:

25% of sellers paid to have their homes staged before listing. 

39% stated that it greatly decreases the amount of time the home is on the market.  

40% of buyers were more likely to visit a home they saw online, if staged.

50% of staged homes saw 1-10% increase in dollar value from buyers.

77% said staging made it easier for buyers to visualize the home as their own.
